So, if yours is a 3-2 with a garage and an unfinished basement, that is the prototype of the house that you are going to want to look for that has sold in your neighborhood. So, let’s say you find a 200, 210, and 220, and these are all the nice properties with granite countertops and fully renovated. This is probably what your property will sell for if it is fully fixed up. That gives you the maximum value of your property, the ARV, the after-repair value, what the property is worth after everything is fixed up. Alright, so then what you’re going to do is also look and see you’ll see some higher comps there, but then you’ll also see some comps that are a little bit lower. A lot of times these are properties that were sold as is to an investor, or the property needed work, so the people who bought it got a better deal on it than what they would have if the property was fully renovated. So, if your property needs work, you can look at those as well to see, ‘Okay, well, these are the properties that are selling that need work, mine needs work, so I know that I’m going to be somewhere around this for what I sell it for.’
